Asia Vision Capital plans to woo foreign investors for Johor Shariah fund

Having deployed two funds – both conventional and Shariah compliant – for the Quayside JBCC mixed-use hospitality-led development within the Johor-Singapore Special Economic Zone, Asia Vision Capital is focused on attracting more foreign investments to this Malaysian project.

The Quayside JBCC project, which features a Hyatt Place hotel as a centerpiece, will have a RM600 million (US$142.1 million) gross development value – where half is raised from the sale of various properties while the rest come from the two fund offerings.

“We have another four hotels in the pipeline and we are in the midst of lodging submissions for our additional new funds with the regulator,” Asia Vision Capital Vice-President Edward Chin shared with IFN Investor.

Sales events for the first tranche had been ongoing in Singapore since the January 2025 launch of QJBCCA (conventional) fund, followed by the QJBCCI (Shariah compliant) launch in May this year.

“We already have investors from China, Hong Kong, Japan and Taiwan. The majority has been Singapore buyers.”

The firm is planning a roadshow in the Middle East next to focus on potential investors in Abu Dhabi and Dubai in the UAE plus Saudi Arabia, said Edward.

Thus far, the first stage of this Quayside JBCC project includes a hotel, serviced residences, facilities for MICE (meetings, incentives, conferences and exhibitions) plus dining and retail – each contributing to diversified, long-term income potential.

Edward said there has also been significant local investment for this first tranche from local cooperatives attracted by the Shariah fund offering, with over 20 participating.

Asia Vision Capital will be deploying fund outflows as the Johor project progresses, according to construction milestones achieved – with planned completion scheduled for Q1 2028.
